Default well tank problem

The tank was replaced this morning. We took the tank to the yard and
nothing was comming out of the 1 inch hole in the bottom. Took the stem
out of the schrader air valve and water shot out about 20 feet from it
for a while. Probably under the 60 psi of the well system. No water
ever came out the 1 inch water hole. The plumber said the bladder was
probalby acting as a one way valve and when the water pressure was off
of it the rubber pressed against the side of the tank and held the water
in.

The wallet is some what lighter. About $ 425 . There were a few other
parts added that needed to be. I even asked him for an extra valve to
cut the tank off. That included the tank that is about 2 1/2 feet tall,
some kind of special T connection, pressure gauge, drain valve, over
pressure valve, and shutoff valve. Took him just over an hour from the
time he got here to the time he left. He had the tank with him as I had
sent him a picture of the way the old tank was installed.

I think he charged a reasonable price for all the parts and labor.

Everything seems to be fine now. The water runs for a while befor the
pump starts up. Before it would cycle several times before it would
fill up agallon jug. I was filling the jug to water some plants.

There are some differences in the bladder and diaphragm, but not really
that much in the way they work.

Sounds like a reasonable deal for what you got. Who's idea was it to send a
picture? If it was the plumber, that shows he's smart and trying to save people
money with less trips. Never heard of a service guy doing that before, but
sounds logical and it's a good idea.

He got a very good deal as tank probably cost more than $200 and
fittings could add another $75.

The plumber said he charges $ 110 an hour for the 1st hour and $ 80 an
hour after that. Probably not unreasonable for the area.

Most tanks I saw at the box store of the size was over $ 160 minimum and
up. He said that special T connector was $ 75 at his contractor price.
I don't remember what he said, but he said something about it being a
kit of parts.
Looking at all the parts he probably charged about his minimum labor
charge for the hour and maybe 15 minutes he was here total.

It was worth $ 100 to $ 150 labor to me. I don't have the tools to deal
with the plastic pipe and fittings that are used now. My plumbing tools
are for the soldering of copper pipe.

Over all I am happy with the price and job. The man and his wife that
was with him were very nice and friendly people probably in their mid
30's. His wife is not a plumber as such, but his gofer to go to the
truck and get parts and such. Speeds up the job a lot. My tank is in a
crawl space. There is a door about 3 feet by 2 feet to get in, but once
in there is plenty of room to stand up and move around in. His wife
said she does not go under houses with crawl spaces. This tank ws only
about 10 feet inside the opening.

I had just looked up the Welltroll tank I have and it was over $200.

My plumber is older but funny you mentioned his wife is with him. Same
with mine but she stays in the truck and I heard she is a bit wacky.

I may do a little plumbing but am reticent when whole house has to be
shut off. Unlike a plumber I do not have a truck full of parts and I
have gotten into trouble a couple of times having to run around looking
for a part while the house was without water.

Sounds like you need more parts ;-)
You probably need more valves too. I can zone off my house and not be
completely out of water.

Good news! I think you paid a fair price. Establish a relationship with him.
You'll be better off as as an established customer. Never know...

I surmise the old tank had prostate problems.

Along the same lines, if I send any email to a service company or
someone to come to the house I send them a picture of the outside of the
house as seen from the road.


The picture idea was great. Beats walking in completely cold to a ****show.

You could always send a goggle street maps view...
