Need Advice - New home question
I'm completing building a home this month and my realestate agent
suggested we get a home inspection. We do get a 1 year warranty on the home. Does this make sense ? |

Assuming you are the buyer. If you are limited in your understanding of
building construction and mechanical equipment, it could be helpful if you can find a competent home inspector to look things over "tray" wrote in message oups.com... Does this make sense ? Yep. It's a good idea to get an inspection so that you've got an idea of what may need replacing in the near future. Home warrentees are great, but they have a vested interest in repairing things cheaply for the short term, not replacing or repairing for the long-term. A home inspection is relatively cheap (a couple of hundred bucks, probably) and you'll know what you're buying, basically. Donna |

The inspector may find things that will cause death in the short term (wiring/gas errors) or may not be manifest within a year (e.g. foundation flaws, A/C duct problems). |

If you can, what "Holmes on Homes" a lot of his fixes he does for home owners is because new house builders missed big things, and once identified, stalled till the warranty ran out. Code inspectors only have the time to check the overall condition of systems, and structure, a home inspector will do his/her best to go over the whole house. imho, tom @ www.NoCostAds.com |

If the builder is responsible for warranty work, you had better hire an inspector. Don't let the builder push you into closing before all the work is finished. On the day before closing he's your best friend. After you sign the papers you'll be lucky if he even talks to you on the phone. |
