Emulsion Cost
My sister's having an extension built and is likely to settle on a
quote - £140k (inc VAT) fully finished, looks to be about 10m x 5m, 2 storey, 3 rooms and a bathroom. About £25k on a zinc roof which partly explains slightly high rule of thumb cost. She's asked me to look at the quote. One figure that struck me was 'Emulsion walls - 200 hours, Emulsion ceilings - 82 hours; £11.50/hr, £3243, plus VAT, plus paint'. Paint is quoted at 9 x £45 - I'd guess that's 10l tubs - lot of paint! Of the entire quote that is one thing I have actually done - an entire 4 bed newly plastered house in fact. And I reckon *I* could emulsion 4 rooms (bathroom is actually tiled, just the ceiling) in about a week, say 3 coats, with some very generous coffee breaks. It seems lots of hours but a low hourly rate. You also say 'could' and I wouldn't expect a professional painter to be any quicker. I'm sure there are some guides in terms of sq metreage? |

I could do a room in a day per coat (allowing for drying time and the fact I'm lazy and like tea breaks) for a repaint including masking and cleanup. But there will be a mist coat as well - so that might be another 1/2 day per room. So 2 weeks or so if I did it - mist plus 2 coats. |

I'd be surprised in a new build if it's not being sprayed. And if you spray the walls before you put the second fix joinery on, you don't need to do very much masking at all. Owain |

IME Builders hate decorating and have possibly given a fcuk off quote. If budget is tight then take the job to plaster stage and get an odd job decorator in for cash in hand and you supply the paint. In fact that might even be preferable so the the plaster has dried properly before painting. |

Perhaps suggest splitting the work, and asking the builders to quote for the construction and wet trades only. Then get a seperate quote from a decorator to paint the bare plaster. |
