Default flue sealing for a Baxi WM 381

A friend has just has been advised that her boiler is unsafe as the sealing
around the balance flue is inadequate. Is there an easy remedy for this.

Is it as simple as injecting a heat-proof sealant around the existing flue
is is it indicative of a more serious installation problem?

More information would be a help here.

Make and model of boiler.

Where is the problem? Flue ducting, boiler conection ,
around teminal, brickwork etc.

house, probably alongside the flue. There are small gaps in the rendering
around the flue on the outside. Difficult to see if there's any problem
elsewhere.

Products of combustion spilling into the property would be
immediatly dangerous and I would expect the gas operative
to disconnect the boiler from the gas supply and cap the pipework.

It should say on the paperwork left where the problem stems from.

On that model the flue cannot be removed for inspection without
removing the boiler first.

If it is proved that combustion gas is getting in between the
air intake and the building fabric then repointing around the flue
and render would be the cure.

A high temerature silicon such as 'Plumbaflue' would also make an
acceptable seal.
