Default issues with a new build house

Hi,

Just moved into a house in the uk. It is two years old and has one
previous owner. The developer is still on site and completing the last
few houses (so there is still a sales person on site)

We have a couple of problems (nothing too major) but I don't want to
get them fixed myself if the builder/developer should still have some
responsibility over them.

The problems we have are a faulty boiler, one leaky pipe (all joints
soldered and no maintenance valve so a pain to fix) and some dodgy
tiling on the roof of the porch.

Does anyone know or can anyone point me in the directions of what
rights I have when complaining to the builder of a house that is just
over two years old?

Here in the US, you generally have a year to get your "punch
list" taken care of on a new home. If you are the 2nd owner,
you don't even have that right, unless it was specifically
transferred to you at closing. Some builders have extended
warranties. If that is the case for your home, you may still
have some options.

A bad boiler likely has a separate warranty than the house.
Contact the installer, and have them take care of it. You
have to get it fixed anyway, so ask if there is any warranty
coverage. You may get lucky and have a 5 year warranty.

A leaky pipe is not big deal. Call a plumber, and they
will come out and fix it for a few bucks. If you are a
little more forward than average, you might walk over to the
job site where they are still building in your sub division,
and ask the plumber that is working to come fix it "on the
side". Many people will jump at the chance to earn some
extra money, and you can save money at the same time.

I don't know what "dodgy" means. But fit and finish problems
normally have to be taken care of before closing, or have to
be put on the list at the final pre-closing walk-through.
After 2 plus years, you have little claim to get a fit and
finish item fixed. If it doesn't leak and it isn't a safety
problem, you are likely the only one who will ever notice. In
that case, just live with it. If it bothers you, then call a
roofer, and have it fixed. If you wait too long, the material
or pattern could be discontinued, and you may be out of luck,
so jump to it on this one.
