That's pretty much it. He's spent about $130,000 on a roof for a
$108,000 house.

It's rental near a college campus. He lives there and rents out rooms.

He didn't pay $28,000 for the roof; that was just the final payment. He
paid something like $114,000 for the roof. His children will be

Clay tile. But not entirely new clay tile. He had them remove the
90-year-old tiles and put any that were in decent shape back on
the roof, replacing any that were too far gone.

So much of his roof is already 90 years old. In St. Louis, which
has freeze/thaw cycles.
