Default Real estate agent advice wanted.....

Any tips or suggestions to selling a house with regards to real estate
agents?

What is the general priorty of features of a house when selling in -
in what order?

price
size
kind (semi, detached, attached)
Condition
Conviences (ie shopping, transit, parks, city center)
market conditions (supply of resale avalible)
location

I know that there are good stories of selling a house (getting more
than you are asking is one)
what are some of the not so good ones with respect to real estate
agents?

How would you know a good real estate agent from another kind? What
would you use to determine this?

What is the commission rate in your area?

Is the commission that real estate agents make fair? If so, why?
If not what do you think it should be?

Would it be fair to say that selling a house is much like renting one
(as the vendor)? Which one is easier?
If not what is/are the significant differences.

One Agent said that it is better to be the listing agent than the
selling agent because as the selling agent (brings the purchaser)
if "you" dont sell it you get nothing" but as the listing agent if
you dont sell it and another agent does you basically get the same
commission as the agent who brought the purchaser. Such is the way in
a "Multi Listing" rather than an exclusive. How true is this?

As a real estate agent is it more difficult to get a vendor to list a
house than it is to get a purchaser to buy the house -generally?

TIA

Hi Drever, you should give http://www.LessThan6Percent.com a try.

Local full-service agents will submit commission quote and proposals to win your business. I like it because it removes the hassle of calling different agents and the awkwardness of negotiating commission with them. Your information remains private until you pick an agent to interview.

This startup is picked up by the Wall Street Journal http://online.wsj.com/article/PR-CO-...29-912590.html and Inman News. Check it out.
