I have a broken window seal, and the area is on the inside of my window.
It is a thermo pane, double sided window.

Can I patch this and if so, how would I do this?

Is my best option to get a a new window.

You can have the glass replaced by a glass company. Probably not a do it
yourself project.

That was a quick reply. I just read the company's website and the
windows are under warranty for 20 years. My home is 12 years old, so I
will call our local glass co. Tuesday and see what happens.

will call our local glass co. Tuesday and see what happens.

Windows are under warranty to the initial purchaser for 20 years. Since the
average life is 12-15 years they are playing a numbers game as the average
family moves every 7 years the last time I checked the stats.

I just had two thermopnae glass units replaced where I took the sash in to
the glass company. Cost was about $40 per unit here. This is not a major
expense.

If your warranty is like mine, it is only good for the original owner. If
the original owner left after 3 years, there is no warranty anymore. Silly,
but that's how mine reads.

No! If it had argon gas it won't be the same.

No. a glazing company with build you a unit if you take the pane into
the store (side door g) Out in a few with a new glass pane.

I had to replace two large units with tempered glass and called a
company out to the house. They measured the rough measurement, AND
then used a "Merlin" laser to measure the thickness of each glass pane
and also the distance between the glass panes.

Look at glazing shops in your area.

Or just don't look at it. I have had a "fogged" round window for 15
years after finding that it cost $580 to fix/replace it.

make them but I think most will order the custom units from
a specialist company.

Replacing a fairly large (5ft by 3ft) unit cost me around
$250 installed. They hauled away the old unit as well.

I had a small glass company do the job. They came out and
measured (took 10 minutes). A week later they came and
installed the panel (took 30 minutes).
