TPO on modified bitumen
Florida room addition completed in the 80s (I guess). Flat modified
bitumen (I was told) roof leaking (this I know for a fact.) It's pretty hard to get a licensed company to look as such a small job (approx 500 sf). I was told by one roofer that they could put TPO straight on top of the modified bitumen. Quote $2,700. Are they way off? Does that sound right? Are you still ROTFLYAO? Thanks for your input! People and their anagrams really get irritating after awhile. I have been in the commercial construction business for over 40 years and I have no slightest idea what TPO might be. $2700 sounds outrageous for a job that size. That kind of price should remove the old, install new base sheet, repair any bad decking, install new perimeter metal, and install new modified. Oh, I forgot, roofers write their own tickets in Florida and Louisiana. Without seeing your roof, you might consider coating it with elastomeric roof coating as a semi permanent stop gap. TPO (thermoplastic polyolefin) is a "single ply, hot air welded roofing product" (I googled it before my first post!). You have pretty much confirmed my fears - that I'd pay big bucks for a semi-decent patch-up job. Thanks for the link, I'll look deeper into it since hurricane season starts in a few days! On the other hand, would any roofer bother with a job that's less that 2K in South Florida these days?? The larger reputable roofing companies locally have turned me down because they have too much work as it is. Thanks again for the link. Single mom in SoFla |
