how to counter house settling?
I have a 20 year old house and part of the house has settled slightly --
some of the floors are no longer level. Is it possible to counter the settling by adjusting the posts in the crawlspace? Are there companies specializing in this type of work? If so, how do I lookup these companies? |

What did it settle for? Look underneath at the framing and the foundation or whatever it is built on, possibly a footing/ground/soil problem, to see what is failing. Maybe your house was built over what will eventually become a giant sinkhole. |

I would suggest an engineer or architect specialising in residential
projects. If only part of the house is setteling, there are several possibilities. The house was added to and the foundations in the two parts are different. The ground is different in one of several possible ways. Some part of the structure was not designed or built to meet present loads and posts were added to support the failing members. Ther are so many possible causes and remedies that you need someone on site to diagnose and suggest a remedy. TB |

Could be as simple as regrading or adding gutters to divert water which may cause problems on expansive (clay type) soils. Or moderately expensive foundation repairs to very expensive foundation repairs. Only a competant structural engineer would give you a true diagnosis. You could try calling foundation repair companies out for free estimates but ultimately I would want an engineers opinion. Roland |
