House bidding war
I put my house on the market last Friday. Within two hours I had a full
price offer with only a structural contingency. I was out of town and my agent did not tell me that the offer was written to expire on Saturday. While I verbally accepted the offer on Friday, Monday I found out that the offer had expired. However, at the same time, prospective buyers were very vocal that they wanted an opportunity to bid on our house. So on Monday, rather than negotiate with the person that placed the now expired offer, we told all prospective buyers that we would open bids at 4PM tomorrow. There has been quite a few showings and we have three showings at the same time tomorrow (seems odd that three different potential buyers are going through at the same time). So, we have no idea how many or few offers we will get tomorrow. My question is, what options will we have tomorrow when we open the offers? What if more than one offer is the same....such as full price and no contingencies? Can we go back and counter at a higher price than asking price? My realtor seems to indicate that we can't play one bidder against another?? This does not make sense to me (happens all the time in business), although I do understand that it is illegal to disclose anyone's bid to another bidder. What's wrong with just asking for more money? Thanks, Frank |
