The best window of time to sell your home
Hi All,
As a real estate agent I'm always asked when is the best time to sell my home. Here is some information you might find useful, its an excerp from my book 9 Secrets to Selling Your Home for More in Any Market (www.9secretstoselling.com.au) ... Fresh is Best... The strongest window of opportunity to sell your home is within the first 2-4 weeks of your marketing campaign when it's fresh to the market. Unfortunately many vendors miss this opportunity. "Today" buyers who are actively looking for a home will pounce on a newly listed property and will typically do one of two things: 1. Disregard the home if their up-to-date research suggests it's overpriced or... 2. Arrange an inspection or attend an open home. You can avoid long, drawn-out marketing campaigns if your home is priced at market value and you've committed sufficient marketing funds to capture your prospective buyer's attention. Over-pricing your property and failing to commit to a strong marketing campaign are the two principal mistakes that will ultimately condemn your property to months on the market. Making both of these mistakes could destroy any hope of achieving your home's true value.
