Default Does this have a bearing on house value?

My street address is 666. The house comes up around $400,000 but I think
the value is probably lower due to the address. I think it may lose as much
as $20,000 in value because of it. Am I correct?

Where do you get $20,000? It would take $20,000 to fix it? (What - re-order
your address and register with the munincipality and 911 or whatever..??)

Or do you mean $20,000 less as people think less of the house? That doesn't make
sense to me. If someone is superstitous about 666, I'd think they don't want
the house at all. If they're not superstitious, it won't matter.

Do houses with addresses of, say, 13 Lake Street, valued at less?

The only way this translates into a lower house value is if *you* as a seller
could be convinced of it.

I specifically asked to have as many 6's or 8's when applying the new
phone service at my new house. No wonder I got what I wanted easily
(mostly 6's in the phone number).

Dunno. Perception is reality in marketing though. There are
certainly folks who'll think long and hard about having satan's
address.

But can you quantify it? Debateable. A Buddhist, Muslim, or Hindu
may come along and happily pay your price if they like the house.
Then again, if you're in the rural midwest, I'm guessing the
likelihood of that happening will be pretty darned low.

I would be minimizing any address numbers on the house, that's for
certain. Being a couple weeks post June 6, 2006, the last thing you
want is to advertise the number of the beast in bright shiny gold
letters as the first thing the buyers sees when they pull in the
driveway. A realtor interested in a sale will quietly find the street
number, pull in and start talking about curb appeal or something
positive.

your culture when he sells, and tack on an extra $20,000 to the asking price

How much road frontage do you have? Are 664 and 668 taken? Some places, the
local govt and USPS will let you change addresses.

Yes, 664 and 668 are my next door neighbors. 662 is moving next month and
they are on the end of the street. If I could get that house changed to 660
and then get my next door neighbor 664 changed to 662, then I could change
to 664. I don't know what it would take to change addresses. I'm thinking
all kinds of red tape like house deed and such.

If you're thinking that way, hopefully you paid $20k less. That way, you'll
break even. Now you should be able to sleep at night.

You suggest you may lose 5%. That would be too low. I think it is closer
to 6.66%

I would change it if possible.

Note that many high rise buildings do not have a 13th floor. They are
numbered 11, 12, 14, 15. Apparently if they number a floor 13, they have
trouble renting it.

And this is just the tip of the iceberg! Those who believe in "Feng Shui",
with its roots from China, will not tolerate an electric pole being located
in front of the door to their business as well as many other things...

Did you pay less when you bought it?

After reading the other posts, a thought might me to try to change it to
664A.

1) What do you mean "the house comes up".

2) What is your source for this loss in value?

3) Do your neighbors already have 664 and 668, if it bothers you,
change it and collect your $20k

4) When you punch an address of 664 into wherever your house "comes
up", with everything else the same, is it worth more?

Personally I think the $20k is bull****, but I'll give you a chance to
document your proposition.
