DIYer termite extermination?

But never again.
In 18 years I have never seen a termite nest much less been bale to dig
one up, hopefully they were some sort of ant.

The goddamm termite people who initially inspected the house did not catch
the problems that were there--nor did the asshole and very expensive home
inspector catch other problems. Useless.
Unfortunately they can only inspect what they can see and termites will
be living in the ground coming up to get into the structure. As earlier
suggested keeping the area where they are likely to show up clear so
easy sighting if they do show up will be a big aide to you. You can
place wood stakes next to foundation and monitor activity every few
weeks and can address any problems that might show up. If they show up
next to the foundation they may already be in the structure. Any money
you spend on the baits will be mainly for your peace of mind. They will
kill what termites that might feed on them, but it won't stop a termite
problem.
