Default Extension to house, how much off road parking is required??

Hi,

I am currently considering extending my standard 3 bed semi with
attached garage into a standard 4 bed semi with the extra bedroom built
over the garage.
There will be no change to the garage i.e. there will still be space to
park the car and I have a drive to accomodate 1 car.
I thought this would be pretty straight forward for obtaining planning
permmision but I've heard (rightly or wrongly hence this post) that
with a 4 bedroom house there must be enough off road parking for 3
cars, if this is the case then I have a problem. The only option would
be to dig the front lawn up and pave or gravel just to accomodate an
extra car that I don't have. ( I currently have 1 car).
Do different councils have different views on this, I live in
Derbyshire, I've checked the local authority websites and there are no
sufficient answers on there.

Any help or suggestions are very welcome.

This should not make a difference these days, many authorities work on
maximum nos. of car spaces, not a minimum, based on the latest words
of wisdom from the Government. Thats why some places end up with cars
all over the roads! Have a word with the planning officer, if its not
on their website.


I agree, have a chat with your local Planning Department. Different parking
rules apply, depending on where you live. The rules in your area will be
set out in your council's Local Development Plan (or Unitary Development
Plan if you live in a Unitary Authority area). Most councils publish their
LDP's on their websites, but if you can't find it there should be a copy at
your local library.

If any such planning conditions exist, then you just term the extra
rooms as a 'study' or 'playroom' or such like.

Or just say that an internal partition is to be removed to increase the
size of an existing room or add an ensuite etc.
