Issues with buying a 1900 colonial home?

My daughter has asked me to look at a house she's considering buying. An older couple is selling and moving to a retirement home. asking around $260,000 A couple of things I'm concerned about are the brick foundation with a dirt floor in the basement. Someone told her it would be around $5000 to pour cement. Also two of the room have tin ceilings. anything I should check? I've never even seen a tin ceiling. I'll be seeing the house after work this week. Thanks for any input. First, have the radon level checked or at least find a map to find the potential for radon. If you have it, you'll need to handle that and probably add a concrete floor. Second, lots of older houses had oil heat at one time or another. Check the dirt for sign of oil leaks/ spills. As of other things, use common sense. When you go see the house, take a lead test kit with you. It's cheap protection to see what's up. In particular, check the window sills and door frames. Lead isn't too much of a concern unless the paint is in bad shape, but you should know what you're getting into. Otherwise, good luck with it. |
