Hello All,
A little background. I am a licensed agent and am looking for a rental property. In the midst of my looking I found a wonderful Fannie Mae with typical poor marketing efforts by the listing agent. Hence it's not selling. I'm not going to share the address or MLS number but here is the question. On the Fannie Mae Addendum under item 10(d) it states the following: "The Seller shall pay the real estate commission per the listing agreement between the Seller and the Seller's listing broker; however, if the Purchaser is a real estate licensee, no commission shall be paid to the Purchaser or to any licensee representing the Purchaser. This includes any broker or brokerage firm with which the Purchaser is affiliated. Additionally, no commission will be paid to a licensee representing their spouse as the Purchaser." Now my girlfriend is a loan officer and an inactive real estate licensee. She will shortly be selling her house and will need a place to live so I was going to find and purchase my first rental and have her rent it from me. Yes I know quite a few people will be what the heck live together but we are both Christians and don't believe in that until marriage. She is also needing to sell her house for financial reasons but she will net quite a large sum upon sale. Now I could easily find a buyer for this gem however I would sure love to buy it myself but I would be counting upon the 3% that I usually receive to cover and offset my closing and downpayment costs. Are there any other agents that have been in a similar situation that can offer any suggestions or ideas? Can Fannie Mae pay a percentage of my closing costs like a seller in typical situation could?
