How far is up? Way too many variables w/ seeing the property, but assuming
the basic structure is sound, and you don't have to replace the utility
feeds outside the house footprint, figure at least 50-75 bucks per square
foot. New runs at least 125 bucks per square foot for entry level around
here, so half to two thirds is a SWAG at best. Best bet is to pay a
competent GC that does rehabs to give you a non-guaranteed walk-through
estimate. The couple hundred for an expert consult would be well worth it.
If you are considering buying the place, the current owner should have no
problem with this. If they do, run away from the deal- they are trying to
hide worse problems.

I'd say somewhere between a whole lot and way too much.

Honestly, get a contractor to look at the house and prepare an estimate.
There's no way to estimate this from a one-sentance description of the
house. There are thousands of different factors that will affect the cost.
You didn't even mention where the house is located.

I've had a GC look at the house and estimate around 400,000. I thought
this was a bit high. I have a couple other GC coming to look at the
house.
