Default Hot Property Alert Brazil - Heavily Discounted Beach Front Villa - Wealways bring you the best of the local market and inside information - ByChicagoan ExPat

We have a property in Morro Branco available, 1 hr of a slow drive
outside of Fortaleza, front beach on the sand with 1000m² of land
(approx. 12,000sq ft) and 40mts width facing the beach, 242m² total
house const area or 2780sq ft., separate caretakers quarters which
currently live in on the property 24hrs, large pool, watch tower,
barbecue grill house with a bar which was priced at R$485,000.

The owner has sent us an email message today of a misfortune that has
happened to him, his office commercial building where he earns over
Euro250,000 annually was burned down by a criminal and the insurance
will not pay for the damages. So, not only does he have to pay to fix
it out of pocket but also is losing 6-9 months of rent. He is in a
distressed situation.

He has lowered the price to an incredible R$395,000 (obviously cash
only) which currently (always check your Forex rates) translates into U
$D175, 000 with all the closing costs. He is also including the
furniture into the deal except the domestic appliances and few small
electronics and of course, personal items. This is a minimum 20% off
of the market value price.

This is not only a special deal but a very special beach front villa
as you could see at this link:

The man works in a hotel/resort business and has asked us if the new
owner would consider his loyal rental clients (he has been renting the
property for 4 years to friends family and others) with 3 couples
already trying to confirm 2009 rentals for a total of approx. U$D15,
000.
