If you are getting a really good mortgage, there is often little
room to move. But if you are getting a less than great mortgage,
then there are all kinds of places where they can move...interest
rate, when it adjusts, up front fees, rebate from the broker, etc.

Another place to watch carefully is the closing fees. They often
tack on all kinds of junk there. Be sure to get a copy of the
"Good Faith Estimate" or "HUD Sheet" well in advance of the
closing. Then question each of the junk fees on there to see
if you can get them reduced or eliminated.

Yes. Both.

Shop around and see what you're offered. If you find a good one, go to the
other places and ask if they'll beat it.
