All sorts of issues, such as:
does this leave adequate parking
does this make the house too large for the neighbourhood
does this make the house unbalanced e.g. 2 bedroom house with 5 reception
rooms etc.
how large is the garage
does the accomodation 'flow' i.e. is the room easily useable/accessible

Depends on the location, type of house, types of surrounding houses, top
price for location, .....

So ask the estate agent what the valuse would be with an extra room and no
garage.
Valuations are usually free (esecially if you are considering puting the
house on the market) :-)
