Wow, I am really surprised that the Seller would agree to this.

I suppose if they don't really "need" to sell, it is like granting an
option to buy. Until you close, you have not really bought it, and
you could walk away from the deal. But if there is enough money up
front and they don't care about that risk, WTH. If the market goes
nuts and the value goes way up, they delayed getting their original
money for pretty much nothing, and all the increase in value goes to
you - so the advantage is with you. (If the market goes down you
could walk.)

But at this point, better to ask your lawyer to finalize it.
