Thanks for the information. It is a great help. One point though. I do have
a de-humidifier. when it the best time to have this on, during the day to
extract the moisture or during the night? thanks

When I had this problem the only thing that cured it was a dehumidifier.
They are not expensive nowadays, and work very well.
