The reason why I am thinking about it, is that I want to put a library
and a nice study there.

As one who has a large library, I must ask whether you have considered the
logistics of a third floor
library? I cannot imagine lugging all those books up two flights of stairs.
Perhaps you should budget for an elevator
(or use one of those vacant bedrooms)?
