Age and size of property? My personal prejudice is that combis may
struggle in VictorianÂ* properties (except perhaps for a 2 up 2 down?)
but I use a compact modern (1990?) holiday cottage where pipe runs are
very short and a standard small combi (could well be 18 kW) services the
shower OK.

That price does sound slightly too good to be true, unless it is in
Middlesborough.
