Age and size of property? My personal prejudice is that combis may
struggle in Victorian properties (except perhaps for a 2 up 2 down?)
but I use a compact modern (1990?) holiday cottage where pipe runs are
very short and a standard small combi (could well be 18 kW) services the
shower OK.

That price does sound slightly too good to be true, unless it is in
Middlesborough.

Not sure of property age, but I suspect 9" solid brick walls and
smaller rather than larger e.g. two small coble beds and box
room, 2 receptions and kitchen. Good news is it's double
glazed.
I agree with your price comments, location is Hull (CoC).

My other thought is that for BTL, a tenant might not look at the boiler
brand, but for re-sale the savvy buyer might be more impressed by
Worcester Bosch or Vaillent, as the brands generally recommended both
here and in Which? A bit like buying a used car which has always been
serviced at main agents.
