Deeds are contracts. Clauses in contracts - or even the whole thing - can be
voided for any of several reasons. For example, if the contract was executed
by someone who does not have the legal capacity to enter into such a
contract - selling something that doesn't belong to him or a juvenile.

One of the voidable provisions of a contract is a stipulation against public
policy. You can't have an enforceable contract to sell a car for "ten
sexual episodes" or provide that a bit of property "will never be sold to
anyone not of the white race."

I would argue that HOA rules prohibiting the display of the American Flag
(Standard, Ensign, Colors, or any device showing the stars and stripes in
any color or combination such that the average person perceiving same would
take the representation to be that of the Flag, Standard, Ensign, or Colors
of the United States) is contrary to proper public policy.

Likewise "Welcome Home Sgt Smith" placards.
