A couple of things I'm concerned about are the brick foundation with a dirt
floor in the basement.
Someone told her it would be around $5000 to pour cement.
Also two of the room have tin ceilings. anything I should check? I've never
even seen a tin ceiling.

Obviously you need a thorough inspection by a pro, but things I'd look
at are the electrical service (has it been updated at all?), the
basement walls (any signs of large cracks, water entry, bowing, mold,
etc.). Tin ceilings can be pretty nice. My biggest concern would be
the liveability of a place with only one bathroom. I know it's
typical for houses that old, but it sure would be nice to have another
small powder room someplace.
