I haven't ruled out the legal process, but I am told it is complicated
because I am not the original owner of the house, and there is no contract
tieing myself to the builder/stucco contractor. I do have recourse against
the prior owners, but I must prove that they ought to have known about the
problem; this may be difficult to prove because we've had a number of dry
years so a judge may rule they knew nothing about it. If there are any
Canadian's reading this, who are familiar with the way the courts work, I
would be glad to talk to you. I have talked to two lawyers thus far, and
have decided this is the last path I want to pursue.

Is the stucco company a contractor to you, or a sub to the company you
paid to build the house ? If you didn't contract directly then
wouldn't you go after the primary contractor (builder) ?
