Default recent home inspection questions


soon to be purchasing new home (10 yrs old).

had home inspector (licensed P.E, etc) take
a gander at it.

he came up with the following that i'd like
opinions from the "pro's" on.

(a).the chimney chase shows rusting and prior
caulking (some old water stains were evident
on the inside of the attic underneath it).

he states it's okay at the moment BUT said
it should be addressed (ie. replaced) before
winter of 2006.

what's an "average" ball park figure to do a
job like that ? (i'm in the northeast). need
an estimate to discuss with the seller.

(b).CCA lumber was used in the construction of
the wooden deck. should i be worried ? (the
inspector said "no", but wanted to point out
the hazards of arsenic possibly leaching out
into the soil).

should i even bother with mitigation steps?
(ie. perhaps paint over the CCA lumber and
remove / exchange the soil around the pilings?)

(c).nuts on a beam sill plate were missing washers
which the sill plate tie down bolts should've
been inserted thru.

he stated this caused the nuts to be gouged into
the sill plate - but also said it's "structurally
stable", but not structurally "sound" (ie. it's
not going anywhere unless a major tornado or level
3 hurricane hits it).

should i be worried about these missing washers ?
