Default Combi Boiler Q

Hi all

A colleague of mine has bought a property to do up and sell on.
It is a 3 bed terraced place with no ch.

He has been quoted a seriously cheap price £804 to fit ch. I think
this was for an 18kw noname boiler.
As this is just for flipping, it is likely the question is
immaterial, but I was wondering what is the minimum boiler rating
that is likely to be able to provide decent flow for a
shower?

I'm thinking this place would only have space for a single
bath/shower room.

struggle in Victorian properties (except perhaps for a 2 up 2 down?)
but I use a compact modern (1990?) holiday cottage where pipe runs are
very short and a standard small combi (could well be 18 kW) services the
shower OK.

That price does sound slightly too good to be true, unless it is in
Middlesborough.

Not sure of property age, but I suspect 9" solid brick walls and
smaller rather than larger e.g. two small coble beds and box
room, 2 receptions and kitchen. Good news is it's double
glazed.
I agree with your price comments, location is Hull (CoC).

Unimpressive shower but comparable with an electric one, even allowing
for lower efficiency.

My other thought is that for BTL, a tenant might not look at the boiler
brand, but for re-sale the savvy buyer might be more impressed by
Worcester Bosch or Vaillent, as the brands generally recommended both
here and in Which? A bit like buying a used car which has always been
serviced at main agents.

The short answer is a qualified "yes".

Flow rates against power are shown in the table he

With 18kW (if you assume that is the output power to the water), you
would be limited to around 7.3 lpm in the depths of winter, and perhaps
10.3 lpm in the summer. Probably acceptable by most people's standards,
especially as it will be at a decent pressure. Certainly better than the
most powerful electric shower.

A 24kW combi is perhaps a better minimum spec - especially if there is a
bath. However if he is just selling it on, then all that really matters
one might argue is that it "works".

I have a 24kw Baxi combi boiler and the shower is the only thing it does well.

I have a 24kw Baxi combi boiler and the shower is the only thing it does well.


Lucky you. I have 25kw oil combi and it does nothing well. Except maybe
central heating

It's more like what you'd expect to pay to have a new (cheap) boiler
fitted to an existing system.

Yup... small number of rads - thrown at the wall, lash up plumbing all
on the surface in plastic... might make a £100 quid pocket money cash in
hand for someone... guarantee good til the end of the week!
