In a rental unit I would only use a better grade of laminate.

The ones with a slight texture to the surface seem to hide minor scratches
better than the slick ones.. If you want a granite look they make those
also.

I've got a somewhat contrarian philosophy about rentals. It goes like
this: If you believe a tenant is your business partner, want the best
quality tenant you can get, and want the highest reasonable rent for the
house, put in quality stuff. You'll get more money, and better people
who will take care of the place.

If you have adversarial relationships with your tenants (for an example,
consider the kind typically created by that sub-human life form known as
property managers) then put in cheap ****. You'll get cheap angry
resentul tenants who'll tear the place up.

Go for low cost and high quality (maybe minor defects). Check what
is available locally. We have lots of granite quarries locally, so
that material can be a bargain. Formica may be your lowest cost and
easiest installation, though.
