Repairing Cracked LEdger Board
 
We have an offer on our house and the inspection was done Monday. One
of the items that came back was the deck ledger board under the bay
window has cracked all the way across. Its below the bolts as you can
see, but it is the entire length of the board. Any suggestions on how
I can fix this??????

It doesn't look bad. Pressure treated wood will have some splitting
and checking. If you want, you can put some plates over the cracks and
screw the 2 halves of the wood to the plate, Actually, from the pics I
see there are some joist supports that are doing that now, spanning
above and below the crack.
Definately not a deal breaker though.

Repairing Cracked Ledger Board
 
It looks like one of those things people hire inspectors for. First to check
the house for problems and defects, second to find something they can
complain about so that they can try to get a substantial discount off the
asking price. I see no problems with the crack, any attempt to patch it will
make it look more of a problem than it is. However, if you can find a very
large washer with a hole that fits the bolt, you may want to install some.

Home inspections are a good thing when the buyer is not educated enough.
But think about it. What would people think if the HI said everything is
good? Ans: Why do I need a home inspector? I would have been fine and
saved $x00 bucks.

HI must at least justify their fee at minimum.

BTW, you can always say no to an item. You figure if they have put
deposit down and have paid for a HI and whatever else, they want the
house. If you're in a hardpressed area where sales are shot to ****, Nike
- Just Do It.
